An Electrical Installation Condition Report (EICR) is a formal, certified inspection of a property's fixed electrical installation. What Is an EICR?

At the end of the inspection, the engineer issues a formal report with condition codes:

- C1 (Danger present) — Immediate remedial action required

- C2 (Potentially dangerous) — Urgent remedial action required

- C3 (Improvement recommended) — Not dangerous, but improvement advised

- FI (Further investigation required) — Additional inspection needed

A property is deemed Satisfactory if there are no C1 or C2 codes.

Who Needs an EICR?

Landlords (legal requirement) Since July 2020, landlords in England are legally required to have a valid EICR for all rental properties. EICRs must be carried out every 5 years, or at the start of a new tenancy, by a qualified electrician. Failure to comply can result in fines of up to £30,000.
